Office gas contracts: heating, hot water, hybrid-working impact
Office gas use is straightforward in shape. Heating runs through office hours from October through April, hot water feeds kitchens and washrooms year-round, and that’s mostly it. But hybrid working has changed the volume. Many offices are pulling 60–75% of the gas they used pre-2020. That changes how a new contract should be sized and which suppliers price the lower-volume profile fairly. We compare across the open UK market with that current reality in mind.
The mechanics of switching gas are the same as for any commercial site. We cover them in our guide to switching business gas. But office-specific questions matter: how the contract sizes itself given hybrid-working volume drops, whether you can scale up later without penalty if usage rises, and how multi-site portfolio occupiers consolidate across regions.
Our wider business gas service covers the whole UK market. For offices we also look at half-hourly metering thresholds, biomethane options for sustainability-led firms, and how landlord-paid service charges interact with tenant switching options in serviced offices.
Hybrid working and right-sizing the contract
If your office volume has dropped 25–40% since 2020 but your last contract was sized on pre-2020 figures, you’re potentially overpaying. And some suppliers will charge a penalty if you exceed or fall below your stated annual consumption by too wide a margin. We resize the contract on actual current data, with some flex built in for variation. The new contract reflects how the office actually runs now.
Portfolio occupiers and multi-site consolidation
If you’ve got multiple offices. Regional hubs, satellite sites, a mix of own-occupied and leased. Consolidating gas across the portfolio onto one supplier unlocks volume tiering and simplifies billing for finance. We model consolidation against keeping each office on its own renewal so the FD sees the saving before deciding.
Serviced offices and landlord-paid bills
If you’re in a serviced office where gas is bundled into the service charge, you won’t have a direct switching option. The landlord buys gas centrally. We can help benchmark whether the service charge gas component is fair, which is useful at lease renewal or rent review. Where you do have your own meter, we’ll switch it directly.
| What we compare | What it means for your office |
|---|---|
| Unit rate (p/kWh) | The biggest cost. Compounds across heating season. |
| Standing charge per meter | Daily fixed cost. Relevant in multi-floor or multi-meter offices. |
| Right-sized consumption | Contract reflects current hybrid-working volume, not 2019 levels. |
| Mid-term flex | Whether you can scale up consumption without penalty. |
| Biomethane option | Renewable gas for sustainability-led firms. |
| Contract length | 1–3 years; longer locks rate, shorter keeps flexibility. |
